Preparing and costing
One of the main parts of a structural survey is preparing Schedules of Dilapidations. We prepare a comprehensive report on the elemental dilapidations, fully itemised and costed, that will need to be discussed and negotiated in connection with the termination or alteration of leases.
For example, one item on a schedule of dilapidation may state that ‘the walls and skirting must be painted in their entirety’ and there will be an estimated cost attached to this work.

Most building surveyors will rely on their own costings but Joe has an in-house Quantity Surveyor for this purpose.
They are the professionals when it comes to accurate costing and their figures will carry more authority when it comes to negotiations.
Defending and negotiating a schedules of dilapidations
We also have significant experience acting for tenants who have been served with a schedule of dilapidation. We can challenge the fundamental validity of each point as well as the level of defect being suggested.
Using our in-house Quantity Surveyor, we can also challenge the suggested cost of repairs.
Through negotiation, we will arrive at an agreed plan that will include the work to be carried out, by whom, and at what cost. And we have over 30 years of experience in this type of negotiation!
